Zoom out to the Tampa metro and Redfin has the median at $443K for the three months ending May 2026, down 1.4% year over year, with active listings off 11.2% and homes taking 41 days to move. Zoom in on Bayshore Beautiful, one block east, and independent brokerage reporting puts the trailing median around $1.3M, down 20–23% from the 2022–2023 peak.

Three neighborhoods, one metro, three different stories. The interesting question is not which number is right. It is which piece of the parcel the market is actually pricing. In New Suburb Beautiful, the answer sits under the house.

New Suburb Beautiful is 77 acres, and most of it grades high enough to fall in FEMA Zone X rather than a Special Flood Hazard Area.
